The most expensive condo in Asia — perhaps the world — recently sold for ... wait for it ... more than $51 million!
The 5,636-sq-ft. ‘semi-duplex’ is situated on Conduit Road in the Mid-Levels area of Hong Kong.
At just over $9,000 per sq. ft., one would expect this home to have it all and it does.
Included in the price tag — and the quoted gross floor area — is a 96-sq.-ft. window seat, 98-sq.-ft. air conditioning area and 1,124 sq. ft. of common area.
And yet it’s not even the penthouse.
When asked which floor the unit is on, a spokesperson for developer Henderson Land said “I can’t tell you the answer to that, but we will tell the buyer the unit is on the 66th floor.
“Our top unit will be on the 88th floor and the second highest floor will be the 68th floor.”
Confusing, to be sure.
But developers in Hong Kong frequently ‘skip’ floors as some numbers are seen as more lucky than others according to Chinese tradition.
And 39 Conduit Road skips floors 4, 13, 24, 34, 40 to 59, 62, 65, 67 and 69 to 87.
The 22nd floor is designated as a sky garden.
Doing the math indicates the 88-storey tower is really just 40 storeys high and the 66th floor is actually on the 38th floor.
Unit A on the 68th floor — a cosy 6,158-sq.-ft. pad — is on the market for HKD $439 million (roughly $62.7 million), while unit B on the same floor is much cheaper at only HKD $397 million (roughly $56.7 million).
Unit B is, after all, 14 sq. ft. smaller than unit A. Thirty-nine Conduit Road offers 66 units in total, ranging from 2,800 to 7,600 sq. ft. Standard unit, semi-duplex and rooftop duplex units are available with building facilities including Aroma Spa Centres in the clubhouse and podium, an enormous outdoor swimming pool, a luxurious fitness centre with an outdoor yoga room, regal ballroom and a poolside party yard.
